Together, James and Jeremy have managed and developed multiple types of housing including multifamily, single family, low-income, and market rate. They have served in roles as developer, project manager, stabilization manager, funder, underwriter, owner, property manager, and closing director. Funding sources used include Low Income Housing Tax Credits, Federal Historic Tax Credits, State Historic Tax Credits, HOME, NSP, CDBG, local Trust Fund, Federal Home Loan Bank, Section 8, and market rate debt. Combined they are responsible for the creation of over 1100 units totaling more than $210 million in funding in just the last 5 years. Get to know James and Jeremy better below!
James Duffy
James is a Developer and Owner of Beargrass Development, LLC based out of Louisville, KY. James has vest experience developing multifamily housing utilizing 9% and 4% Low Income Housing Tax Credits as well as Federal and State Historic Rehabilitation Tax Credits. To date, he has developed and managed projects producing 980 units totaling $175.53MM in development costs generating $8.91MM in Low Income Housing Tax Credits, $12.93MM in Federal Historic Rehabilitation Credits, and $5.51MM in State Historic Rehabilitation Credits.
James has also worked in accounting and project management capacities on multi-family and single-family housing projects. Before that, he worked in public accounting in both tax and assurance services.
He completed his undergraduate work at the University of Kentucky and received a double major, with honors, in Accounting & History.
In his spare time, you can find James renovating historic homes, playing golf, or enjoying the outdoors.
Jeremy Dyer
Jeremy is also a Developer and Owner of Beargrass Development, LLC. He has over 12 years of experience in affordable housing. Jeremy has been on the funding side working for local government, on the lending and investing side with a bank, and the development side for non-profit and for-profit development companies. He has utilized Low Income Housing Tax Credits, Federal Historic Tax Credits, State Historic Tax Credits, HOME, NSP, CDBG, Local Trust Fund, Federal Home Loan Bank, Section 8, and Market Rate funding sources for affordable housing, community investment, and commercial developments.
Jeremy completed his Master of Urban Planning in May 2010 at University of Louisville with a Specialization in Housing and Community Development on scholarship as a Graduate Research Assistant. He also received a Graduate Certificate in Real Estate Development while attending.
Outside of work he enjoys spending time with family, trying to play golf, and exercising.
